Separate Plot of land - Additional investment opportunity

The villa is being sold with a separate building plot to the front and to one side of the property. However, the plot could be used to perhaps offset the cost of the purchase by selling it on or developing the land. It would still not encroach on the villas privacy.

This magnificent villa makes a superb and happy home for any family seeking a new life in a fantastic, historic and beautiful area. The villa lies below Xativa castle which can be seen clearly from the garden. Indeed the castle is lit up at night and acts as a wonderful and dramatic back-drop. This is often enhanced by the sound of summer concert music held within the castle.

The villa is conveniently set on one floor with a corridor running through the building and opening out onto the rear gardens and the swimming pool. The large reception room opens out into the attractive upper level dining area; Which is ideal for entertaining and has a generous sized kitchen that has been ergonomically designed.

Luxury Villa in La Safor

This is a home that has a tremendous capacity for offering entertainment to both family and guests, and yet, the seclusion and peace of the grounds means that the villa also has a rare and rather wonderful tranquillity. It is totally private with no overlooking properties.

Leisure. Xativa itself is a thriving business community which also attracts many visitors due both to its dramatic historical past and to the friendly nature of its people. This has also encouraged expansion of its industry and social amenities.

Golf Course. A new golf course is in the process of development. The driving range is already in operation.

Theatre. A new theatre has recently been opened offering, ballet, theatre and musical concerts.

Xativa is a beautiful and deeply historic town lying about one hours drive inland from Gandia and the La Safor coast. It was the first place in Europe to manufacture paper and is famous for a superb castle in which Hannibal’s son was born. The architecture in the old town is of some considerable note and dates back to the renaissance. It was from Xativa that the infamous Borgia family emanated and it is this sense of history that makes Xativa so special. The old town is a delight to walk in with unspoilt old streets, some with marbled pavements and surfaces.

Luxury Villa in La Safor

Xativa is nonetheless a vibrant modern town with an active commerce and many fine boutiques, shops, restaurants and bars. With the newly added cultural facilities it offers all possible activities to enjoy life to the utmost.

Furthermore, Xativa benefits from superb communications. The arterial A7 motorway is within minutes drive and this provides easy and quick travel to both Alicante and Valencia airports which are roughly equidistant in terms of time. There is also a fine railway service that offers excellent services to Madrid and all parts of the continent as do the airports of Valencia and Alicante. The development of the high speed road to Gandia and the coast is enjoying rapid progress, so much so that my recent trip took just 40 minutes. The villa is just some 6 minutes drive from Xativa.

If one couples the expansion of Xativa industry, cultural activities and easy access to the proximity of motorways, the mainline station, the airports and lastly the ability of an easy car ride to the Gandia seaside, where the local Real Nautical Yacht Club offers some connection with the 2007 America’s Cup races, this is very much an area of growing investment value.
